Common Driveway Sealant - FAQS

Like most businesses, we often receive the same questions on our services. This blog aims to answer your pending questions on driveway sealant and protective coating.



 

Q:How long does sealcoating last?

A: If you research this online, you will get answers anywhere from 1 year to 5 years. This depends on the wear of your surface. So traffic, use, weather, etc all play an important role in determining sealant life. In Michigan, we see sealcoating lasts about 2-3 years.




Q: When is the best time to apply sealcoating?

A: This is a great question. The weather is the boss when it comes to applying protective sealant on your driveway or patio. Ideal conditions are when the weather is above 50 degrees, yet not hot enough to scorch the sealant.


In Michigan, we also have to consider the rain.Though we use quick-drying products that you can technically walk on in as little as one hour, you want to give the top coat 24-48 hours to fully cure before exposing to weather or traffic conditions. For this reason we recommend applying sealcoating in the Spring and Fall.






Q: How often do I need to have my #driveway resealed? A: This is so important to note. There is such thing as sealing your driveway too much. A build up of sealant can cause it to flake off, and actually not protect your surfaces at all. But on the other hand, if you wait too long (say a decade) those hairline cracks will get worse.


The ideal, and industry-stated, standard is every two years.



Q: So when do I need to reseal my driveway?

A: I always say to go by vision. Every 2-3 years is standard, or when you start to see hairline cracks in your concrete or aggregate.


*Remember, cracks are a common reason to have your driveway resealed, but sealing alone will not fill in and remove substantial cracks in your driveway. Early intervention is key!
